The North Gate Status - Completely functional.

Task 11 work on Palomino is done (9/15/11) - We have now completed, an additional 1,340 linear feet (1/4 of a mile) of Palomino Pl. It has been rebuilt with one foot wide concrete ribbons on each side and a 22 foot wide asphalt road. This will expand the old 20 foot wide road to the new 24 foot width with concrete protected edges to reduce our maintenance costs.

Why has Task 11 work stopped on Palomino (8/8/11)? The contractor was to get water for the construction from the City of Liberty Hill, but two of their five wells have failed and the contractor was declined water for the Palomino job site. They will have to truck water in from Georgetown which will take one and a half hours per trip. The concrete ribbon work should start today (8/10/2011) followed by the rest of the road base.

Why are we having to rebuild the roads? If you look at areas that have been patched a few years back, you will see that the patch is now cracking and creating potholes. This is because the underlying material under the asphalt is not road base. It is between two and four inches of limestone powder with little rock. To repair the road, that material has to be removed and replaced with actual road base. This means removing the material that is there and replacing it with eight inches of actual road base, then two inches of asphalt. The concrete ribbons are put in to stabilize and confine the road base and asphalt, this providing a road that will last much longer and cost less in the long run. The ribbons are not there for aesthetics as some may think. Our current cost for this reconstruction is about $104 per linear foot (LF). While that is a good price for the work being done, because of the cost of mobilization of equipment, it is not cost effective to do less than $125,000 of road work per year. A $500 assessment provides $135,000 which is the minimum amount of road work plus only $10,000 for expenses and emergencies. We have had the south entrance gate vandalized three times this year at an average of $800 per incident and we have the cost of pothole repair, along with electricity, and phone bills each month. The monthly costs run about $6,000 annually. As you can see, a $500 assessment is needed to continue the normal operations, road repair and rebuilding efforts.
